Getting Out While You Can: Selling Real Estate

It wasn’t too long ago that the economy was literally sizzling.  Home buying was well within the sights of more American’s than ever before.  Easy access to loans allowed thousands of Americans’s to purchase their own home.  Unfortunately, these conditions didn’t last and many had to face an agonizing problem:  the loss of their homes.  Whether a homeowner is facing foreclosure due to unemployment or is simply struggling to make their mortgage payment, many are opting to attempt to sell their property – even at a loss.

This isn’t as easy as it once was.  Today, most real estate professionals describe the current environment as a ‘buyer’s market.’  Traditionally, this means lower than average home prices.  It also means the ‘power’ of the transaction rests in the hands of the buyer.  Because of this, anyone interested in selling a piece of real estate must take the time to examine his or her options and the current conditions in their particular market.

First, homeowners must decide how to sell their property.  There are several different methods available, but the most popular are unquestionable ‘for sale by owners’ and selling through a real estate company.  Both options are viable and, in many cases, it is little more than a matter of personal choice.  Selling a property without the aid of a real estate agent may save the owner some fees, but it may also mean receiving less money than the property is worth.

Whichever method a property owner selects, the process should start with a complete appraisal of the property.  Across the country, most real estate prices have plummeted drastically over the past five years.  Even so, taking the time to understand market forces within a given geographical areas can help solidify an asking price.

Even after all of this, it may still be advisable to continue to hold on to property for as long as possible.  Property owners who are able to ride out this wave of poor market prices may find themselves in a far better position in a few years.
